Rachel helped me in numerous ways to sell a home in Carlsbad. The home was owned by a trust, I have never lived in it plus I live over three hours away in Ventura County. I have high standards. I found 2942 real estate agents listed in the San Diego yellow pages. I researched 19 realtors in North County, contacted 6 via e-mail, and finally flew to San Diego to interview 4 that I wanted to meet in person. After much deliberation, I ultimately chose Rachel LaMar to list and sell our home. The high qualifications and experience of the 3 agents that I let go made me wonder how I would regard my decision after the sale was over.
We hit the ground running. Within a week we purchased new appliances, repainted the entire interior, upgraded kitchen cabinets, washed all the windows, steamed the carpets, and cleaned the patio before staging the house for show. Rachel was instrumental in coordinating all the work we agreed to have done and really helped control costs to stay near budget. We spent more than I originally wanted to, but it was worth it. We ultimately realized a 2 to 1 return on that investment.
Our house was posted on the MLS 21 days after I hired Rachel. Our first buyer got cold feet and backed out. We never came to terms with our second buyer. This didn’t phase Rachel one bit. Her communication from start to finish was timely, concise, and on target. Soon, 30 days after listing on Sandicor MLS, our final buyer helped us forget about the first two. We agreed to a sales price higher than we listed, but this also meant additional work for more fix-ups requested by the buyer. Rachel took charge to get these done quickly & economically. After we determined the proper California tax withholding, escrow closed 26 days after the purchase offer was accepted. However, funds were not promptly disbursed; we waited another 7 days to receive the proceeds.
The whole process took 84 days and the dust has now settled. In retrospect, Rachel listed our house at the right price, negotiated the best deal we could reasonably expect, managed our projects to get completed promptly, and kept us informed every step of the way. She undoubtedly earned her pay. I now have no second thoughts about putting my trust in her. Rachel proved to be the right realtor for us.
